Stanford’s Option to Develop Large Estates

There has been some discussion of whether Stanford would pursue developing single-family homes on its property in Portola Valley, if not allowed to proceed with the Portola Terrace proposal. For perspective, Stanford does own a growing portfolio of over 700 single-family homes, with a value of over $1B as of 2019, that it offers on a subsidized basis for its faculty (Stanford is snapping up homes in College Terrace | News | Palo Alto Online |). As a quick litmus test, here are the current ground leases available (Stanford can not sell any of its original lands, so faculty can acquire a lease to the land, and own the building). Current ground lease offerings range in price up to $5M(Browse Homes for Sale | Stanford Faculty and Staff Housing (acquia-sites.com)) — even given that the lease doesn’t include title to the land. So there is certainly precedent for Stanford buying and/or building single-family homes in expensive areas for faculty members. — Dave Cardinal
